As a tenant what should you do to try to do?
I would always suggest paying your rent on time on the agreed date whether this be the term date or an agreed date between you and your landlord/agent. Be communicative with your agent/landlord if you are having troubles as they may be able to help with payment plans to help clear rent arrears and it also give them warning that they may not receive the full rent in the event they have bilkls to pay on the property also..
Allow access for inspections as these are for the landlord to see how you are looking after the property and to see if any maintenance issues have been resolved. You should be given a minimum of 24 hours’ notice for this and any access required to the property.
Allow access for safety certificates to carried out, these are for your safety.
Check your smoke and carbon monoxide alarms regularly and change the batteries where applicable. If a smoke alarm is regularly beeping once every few minutes, the likelihood is the battery needs changing.
Report maintenance issues in a timely manner this will help you and the landlord to sort the problem asap. This could save your landlord money and minimise your inconvenience in getting this fixed.
Ventilate the property daily for about 20 minutes to bring in fresh air and to help avoid damp and mould. This can be by helped by opening windows and internal doors or opening the trickle vents if you have them. Don’t hang wet clothes over or near a radiator as this causes moisture in the property also.
Don’t put oil down the drains or toilet as this can lead to blockages.
